Among the most sought-after residential areas is the historic heart of Rome. This epicenter of life and culture is steeped in history. Home to architecturally stunning buildings and the finest restaurants in the city, the district also offers municipal gardens and parks, theatres, museums, centuries-old churches, and ancient sites like the Colosseum and the Roman Forum. This part of the city is a particular magnet for investors and international clients looking for a sound investment alternative. Interest has focused increasingly on apartments in historic buildings.

Families Find Space in Parioli

Also popular, Parioli is Rome’s second district and business center. On top of banks, financial corporations, and consulates, the district also boasts a diverse array of shops, bars, and restaurants—all appealing to investors. The modern district of Esposizione Universale Roma, or EUR for short, was built in 1938 for a World Expo. Since then, it’s remained largely in its original form for the most part.

Architecturally, the area contrasts with the monumental city center. It draws mainly families with children and young couples thanks to its public parks with lakes. At top prices, spacious apartments with balconies or terraces sell for up to $77,000 USD per square foot, while villas with gardens sell for up to 5,000 USD per square foot.

Outlook: Stable Prices Expected for the Remainder of 2023

The war in Ukraine, rising inflation, and subsequent economic repercussions have impacted the real estate market in Rome. Despite this, Engel & Völkers forecasts consistently high demand and a slight rise in prices for properties in prime locations this year:
